Paragon launches 80% LTV BTL range, Precise makes multiple product changes

Paragon Bank has launched two new buy-to-let (BTL) products available up to 80% loan-to-value (LTV).

The lender’s new 80% LTV BTL mortgages are available for purchasing or remortgaging SSC properties with energy performance certificate (EPC) ratings of A to C.

With the option to fix rates over two- and five-year terms, both products are priced at 6.14% with no product fee and a £299 application fee.

Paragon has also reduced all 70% and 75% LTV products by 10 basis points for single self-contained (SSC) properties and removed application fees from 75% LTV products with a 3% product fee.

Two-year fixed rates start at 3.24%, with a 5% product fee and £299 application fee.

At 75% LTV, two-year fixes are priced from 4.24% with a 3% product fee and no application fee. When fixing over five years, rates start at 4.74% with a 5% fee and £299 application fee.

Elsewhere, Precise has trimmed prices, introduced its highest LTV, increased the maximum loan size and reduced stress rates.

Key product changes include a price reduction of 0.70%, with rates now starting from 4.89%.

The maximum LTV has increased to 95% from 85%, and fees can be added to the loan, while the maximum loan size has risen from £2m to £5m.

Precise has also lowered the stress rate on two- and three-year products to 1.25%.
